Market value reports by purpose of valuation

If you would like to have a property valued, the occasion determines the method, scope and level of detail of the report. As a sworn and court-certified expert, I prepare market value reports for court and out-of-court purposes — commissioned by courts, notaries, insolvency administrators, banks, tax advisers and private individuals.

Every property valuation follows the same standard: a detailed, fact-based on-site inspection, transparent calculations using recognised methods, and a report that stands up to critical scrutiny by courts, tax offices and credit institutions.

Occasions & fields of expertise

Market value reports for every occasion

For notaries and courts

Market value reports commissioned by the district court, for example determining the market value of an apartment as at the date the marital partnership was dissolved, sales on behalf of persons with an adult representative that require court approval, or valuations as at the date of death in probate proceedings.

Insolvency proceedings

Valuation of real estate assets for insolvency administrators and specialised law firms — as a basis for realisation and for publication in the Austrian edicts database (Ediktsdatei).

Valuations for tax purposes

Reports for submission to the tax office: fictitious acquisition costs, remaining economic useful life, allocation between land and building, and transfers between business and private assets.

Valuations for financing purposes

Market valuation for lending decisions and collateral — as a valuer accredited with several Austrian credit institutions, I know the banking requirements in detail.

Private valuation reports

Would you like to know the value of your condominium apartment or single-family house reliably — for example in the event of an inheritance, a divorce or an amicable division between siblings or co-owners? That is exactly what a private valuation report is for.

Apartment building valuation in Vienna

Independent valuation of Viennese apartment buildings (Zinshäuser), taking into account location, tenancy situation, vacancies and potential for extension — as a basis for sale, negotiation and development.

Documents & process

From commissioning and inspection to delivery of the report: the process at a glance — including a list of the documents required for each type of property.

Specialisation

Valuation of complex and commercial properties

I specialise in demanding and complex valuation situations in particular. Whether you need a commercial property valued or a special-purpose property assessed — I have particular experience in the valuation of:

  • Properties used for tourism (holiday and city hotels, restaurants, etc.)
  • Industrial properties (production halls, waste management facilities, etc.)
  • Leisure properties (golf courses, riding stables, etc.)
  • Shopping centres and retail parks
  • Validation of developer calculations (construction costs, sale prices, etc.)
  • Apartment buildings (Zinshäuser) including development potential
  • Condominium shares
  • Condominium apartments and single-family houses

This is based on my court certification in the fields of specialist group 94 and around 1,500 valuation reports prepared across all asset classes.

Real estate valuation in Vienna and throughout Austria

I value commercially used and complex properties throughout Austria. I take on private residential properties — condominium apartments and single-family houses — in Vienna and Lower Austria and in parts of Burgenland, because with longer journeys the valuation costs would be out of proportion to the value of the property. This keeps the cost of your valuation reliably predictable.
