Apartment building valuation in Vienna — market value reports

A private valuation report can be a very useful basis for decision-making ahead of a possible sale of your apartment building (Zinshaus) in Vienna. As a sworn court expert for real estate in Vienna, I assess the property independently of the persons involved — on the basis of my ongoing market observation and in accordance with the Austrian Real Estate Valuation Act (Liegenschaftsbewertungsgesetz).

In the valuation, I assume proper marketing and a reasonable period for the sale. Presenting your building correctly is important here: the letting situation, the status under building law, a study for converting the attic, plans and more. I have already had the privilege of accompanying a large number of private sale transactions — from the initial consultation through the contract negotiations to the handover of the building.

The main factors influencing value

  • Location (inside / outside Vienna’s Gürtel ring road)
  • Condition and size of the building (fit-out categories, e.g. toilets inside the apartments, rising mains, electrical installation)
  • Annual rental income (net rent plus notional rent for vacant units)
  • Tenancy situation (long-standing tenants, vacancies and fixed-term leases)
  • Potential for extension (unconverted attic, possible additional storeys)

Which key figures determine the value of a Viennese apartment building?

Prices for apartment buildings in Vienna depend heavily on demand and on the situation on the capital market — for example on borrowing rates and on the returns on savings accounts and government bonds. What applies today may already be out of date in a few months. The following rough guide values can be given (as of 2026):

Prices per square metre

The main valuation criterion is the location and the associated price per m² inside and outside the Gürtel, Vienna’s outer ring road. As buildings inside the Gürtel are usually better equipped and fewer in number, significantly higher prices are achieved there. In 2026, according to studies, prices range between EUR 1,500 and EUR 2,750 per m² outside the Gürtel and between EUR 2,250 and EUR 4,000 per m² inside the Gürtel.

Yields

While the years 2018 to 2022 were marked by a period of low interest rates and yields of 1% to 2.5%, the situation changed considerably between 2024 and 2026: the yields now in demand average 2.5% to 4.5%.

The figures given reflect market observation by me and by external estate agencies; outliers are not taken into account. I cannot accept any liability for these figures, as they cannot replace a detailed valuation.
