Private valuation reports — have your property valued with ease

Would you like to know the value of your condominium apartment or single-family house reliably — for example in the event of an inheritance, a divorce or an amicable division between siblings or co-owners? That is exactly what a private valuation report is for.

As a sworn court expert, I value your property independently of everyone involved and determine its market value — the value that can actually be achieved on the market. I prepare every report in accordance with the Austrian Real Estate Valuation Act (Liegenschaftsbewertungsgesetz) and the professional rules of sworn and court-certified experts. This gives all parties a neutral, fair basis for their decision.

  • Inheritance & probate

A neutral valuation creates a fair basis for dividing the estate.

An independently determined market value puts the division of assets on an objective footing.

  • Division among co-owners

Whether siblings or co-owners: a valuation report prevents disputes about the value.

  • Purchase & sale

Before a major decision, you know what your property is really worth.

Service

What I value for you

For private individuals, I value private residential properties — above all condominium apartments and single-family houses — in Vienna and Lower Austria and in parts of Burgenland. You receive a complete, written market value report that also holds up before authorities, banks and all parties involved.

“Three things are to be looked to in a building: that it stand on the right spot; that it be securely founded; that it be successfully executed.”

Process

How it works

  1. Initial contact and clarification

Purpose of the valuation, property, costs, documents required and arranging a date for the inspection.

  2. On-site inspection

    About one hour on average.

  3. Preparation of the report

Analysis of the documents and calculation using recognised methods.

  4. Delivery by email

Delivery of the report together with the fee note.

Normally your report is ready within 14 days of commissioning — and an inspection date is usually available within five working days.

Documents

Which documents do I need?

Condominium apartment

  • Floor plan of the apartment (building permit plan or as-built plan)
  • Property management documents: current service charge statement, most recent service charge and reserve fund accounts, forecast of future repairs
  • Outstanding loans of the owners’ association (if any)
  • Usable-value appraisal (Nutzwertgutachten) and/or condominium agreement
  • Any tenancy agreement
  • For court assignments: inspection of the building file / building permit / notice of completion

Single-family house

  • Approved building permit plan of the house
  • Plans of the most recent alterations
  • Notice of completion
  • Any tenancy agreement
  • For court assignments: inspection of the building file / building permit / notice of completion

If you are missing individual documents, that is not a problem — I record much of it directly during the inspection or obtain it myself from authorities and property management companies.

Just ask. We will clarify what is missing in our first conversation.

Costs

What does it cost?

For private assignments, the costs can be agreed in advance as a fixed price — depending on the effort, complexity and value of the property. So you know what your report will cost before you commission it. You will find specific hourly rates and further answers in the frequently asked questions.

Frequently asked questions

Frequently asked questions about real estate valuation

The questions I am asked most often. The legal basis for valuation is the Austrian Real Estate Valuation Act (Liegenschaftsbewertungsgesetz), which can be read in the Legal Information System of the Republic of Austria (RIS, in German) (opens in a new tab).

How long does a property valuation normally take?

As a matter of principle, I take the time each report needs so that it meets my standards of accuracy and correctness. Depending on urgency, an on-site inspection can normally be arranged within the next five working days. Depending on when the documents are provided and the inspection takes place, a valuation can usually be completed within 14 days of commissioning.

What is the process of a real estate valuation?

The valuation begins with the commissioning, at which the costs, time frame, purpose of the report and facts about the property are clarified. An inspection date is then arranged straight away; details can be clarified during the inspection. For most properties the inspection takes about one hour. Documents can be sent in advance by email; for many properties I photograph them during the inspection. I then start preparing the report in the office. The finished report is usually sent by email together with the fee note. You will find an overview under Documents & process.

How much does a real estate valuation cost?

For a private valuation report, the costs can be agreed in advance as a fixed price. They depend primarily on the effort involved in the valuation and partly on the value of the property and the complexity of the task. My hourly rate is € 175.00 to € 200.00 net, depending on the difficulty of the assignment. In court proceedings, fees are charged in accordance with the Austrian Act on Entitlement to Fees (Gebührenanspruchsgesetz). Essentially, this means an hourly rate for low-value valuations or a fixed fee based on the value of the property.

Which valuation methods do you use?

The choice of valuation method depends on the category of property (apartment, single-family house, income-producing property) and its use (owner-occupation, letting). For condominium apartments, the sales comparison approach (Vergleichswertverfahren — valuation based on comparable properties) is usually applied; for single-family houses, the cost approach (Sachwertverfahren — the sum of the land value and the depreciated value of the building).

For typical “rental properties” such as commercial real estate or multi-family and apartment buildings, the income approach (Ertragswertverfahren) is applied. Among other things, it takes into account the current income, or the income sustainably achievable in future, and any contract terms.

For development properties and plots of land, the residual method (Residualwertverfahren) is sometimes applied.

Which factors are used in a property valuation?

Depending on the location of the property, sale prices of comparable properties are used above all for condominium apartments and plots of land. Actual sale transactions are retrieved from the land register using specialised software.

For properties let on a long-term basis or predominantly let (including apartments and single-family houses) — typically apartment buildings, offices and commercial properties — the valuation is usually based on the sustainably achievable income.

I would like to buy a property — can you check the condition of the building?

I prepare valuation reports on the market value that take the condition of the building into account. I do not prepare reports solely on the condition of a building. For pre-purchase surveys, please contact a local master builder or a building surveyor.

In which Austrian provinces do you work?

In principle, I work throughout Austria. For private residential properties, however, I work only in Vienna and Lower Austria (and parts of Burgenland), as the travel time would otherwise increase the valuation costs too much for you.

What are your areas of focus?

My background is in banking, where I valued commercially used properties almost exclusively. In line with market demand, my focus is currently on privately used properties (condominium apartments, single-family houses) and apartment buildings. Thanks to my many years of know-how in the commercial sector, I continue to carry out those valuations as well.

What is the difference between market value and cost value (Sachwert)?

The market value (Verkehrswert) is the value that can be achieved for a property on the real estate market; it is what a valuation usually determines. The cost value (Sachwert) is the result of the calculation method known as the cost approach (Sachwertverfahren) — the market value can be derived from it.

How is the cost value (Sachwert) determined?

The cost value is made up of values determined separately from one another: the land value and the building value, supplemented by consideration of rights and encumbrances and of market conditions.
