Valuation reports commissioned by the courts
I am usually commissioned directly by the competent district court. I act as a court expert primarily in adult representation proceedings (Erwachsenenvertretung) and in divorce proceedings.
Dividing an estate often requires a property valuation — for example where no amicable division is possible, or where heirs are minors or have a court-appointed representative. In probate proceedings (Verlassenschaftsverfahren), the notary acts as court commissioner (Gerichtskommissär) and commissions a market value report. I determine the market value of the property, taking into account market conditions and the condition of the property as at the date of death.
Trust built on years of cooperation
I work with various notaries’ offices in Vienna and the surrounding area that have relied on my expertise, confidentiality and reliability for years. I carry out inspections, the gathering of documents and coordination with the notary’s office and the heirs reliably and discreetly.
Valuation process
- The inspection takes place by arrangement with, and in the presence of, the notary or the heirs.
- As an expert, I am authorised to inspect documents at building authorities and property management companies on my own — which noticeably relieves the heirs.
- The report is sent to the notary’s office in bound form and usually also electronically.
